Service Description

Monthly costs one story house - $ 200.00 two story house - $ 220.00 houses over 3,500 sqft - $ 350.00 One weekly house check with log/ protocol overview about the condition The house check when vacant includes the control/ inspection of the house inside and outside. We check for damages or malfunction. Ensure air condition is set to given parameters. Check security system if available. We collect all mailing, flyers, and newspapers. We bring trash/garbage cans to the street (when renters left, and trash pick-up is on another day), take them back to the house the other day. We check the sprinkler/ irrigation system regularly. We designate and monitor landscaping (lawn and garden), pool service and pest control (house and lawn). We check smoke detectors for functionality on a regular basis, replace batteries if needed (batteries must be provided or at extra costs). The house check when rented includes the control/ inspection of the house outside. We collect all mailing, flyers, and newspapers. We check the sprinkler/ irrigation system regularly. We designate and monitor landscaping (lawn and garden), pool service and pest control (house and lawn). - Organization and control of repairs after prior consultation with owner - Petty cash account for payments (monthly or quarterly payments from owner must be made to cover the costs, minus credit will occur in a late fee) - We scan in advance mailing, invoices, and receipts and provide them in a personal Google Drive for you, all documents will be handed at your arrival, if in paper form. We pay your service companies for you. - Monthly Statement with an overview of all expands - 1⁄4 Annual replacement of the filters of the AC (at extra cost for filters) - Replacement of the water filter in the fridge (cost for filter are extra) - Report with protocol after checking out tenants uploaded in your Google Drive - Electric charge from tenants (cash or check), deposited to your petty cash account - Preparation of a sheet with all expenses for your accountant at the end of the year, we will send it by email to your accountant (Additional service possible at extra cost)
